PROJECT MANAGEMENT
One of the fundamental differences between MIRASUR and the level of service typically given by Architects in Spain is our attention to detail. MIRASUR effectively carries out two services as one, acting as the client’s Architect and also being their Project Managers. Our experience shows us that foreign clients cannot achieve a successful outcome without a full and detailed service.
A client’s project is overseen by both the Architect and a Technical Architect (‘Aparejador’). Their duties include:
- Making regular site visits (usually weekly or more often).
- Resolving technical and design difficulties.
- Ordering all special materials directly.
- Certifying the value of the works on a monthly basis.
- Receiving the client’s funds through our Client Escrow Account and making payments.
- Sending reports and statements.
- Keeping a photo record.
- Providing a certificate of completed works.
- Providing the client with an end of works report and financial account.
- Contracting with the utility companies for gas, water, telephone and power as appropriate.
Mirasur charge a percentage fee for this Construction Management service.
